Prior to Purchase

It’s critical to obtain a pest and building report prior to the exchange of contractors, or before the cooling-off period expires. As the buyer, all the reports are at your expense, however the value of making a fully informed decision on purchasing the property is priceless.

Ready to Buy?

Now you’ve made the decision to buy your new home, it’s time to get your finances in order! Most buyers need time to get approval for a home loan. A financial clause can be added to the contract and can be implemented if the buyer is unable the obtain the loan within the specified time period. The contract may then be cancelled. Without the clause, you are only provided the 5 day cooling-off period to arrange a home loan or to withdraw from the contract. 


Our solicitors & conveyancers are able to liaise on your behalf to negotiate a financial clause to provide you with enough time to organise a home loan. We’ll sit down with you to discuss how much you need.

Know the Hidden Costs

When you engage Conveyancing Central Coast we will help you understand the costs that need to be paid on your behalf ahead of time. Our priority is to help streamline the purchasing process to make your transaction stress-free. 


One of the payments you’ll be required to make as a buyer is stamp duty to the NSW government. This amount is a percentage of the price paid on your new home. However, if this is your first property and it’s under $500,000, and your partner has not previously owned a residential property, you will not be required to pay stamp duty.
